An Energy Performance Certificate summarises a property's energy performance and includes recommendations for improvements. It gives buyers, tenants and owners a starting point for understanding the building.
Domestic and commercial properties use different assessment methods. We can discuss which service fits the property and explain what information is needed.
Who is this service for?
Homeowners preparing a sale, landlords and letting agents arranging a letting, and owners or occupiers dealing with commercial premises.

What happens at the assessment?
The property visit
The assessor gathers the information needed for the relevant energy assessment. For a home, this includes the construction, insulation, windows, heating and hot-water system. Access and useful supporting evidence can be discussed when you book.
The certificate
Once the assessment is complete and any required information has been resolved, the EPC is lodged on the official register and supplied to you. We confirm the programme and agreed deliverables with your quotation.
What can you ask us afterwards?
Ask about the recommendations or the information used in the assessment. If you want more detailed improvement advice or a review of proposed work, we can discuss that separately.
SAP calculations & building compliance
SAP calculations, Part L support and Part O overheating assessments, with advice built around your design.
Discuss Your ProjectWhat are SAP calculations?
SAP stands for Standard Assessment Procedure. It is a method used to assess a home's energy performance, taking account of the building fabric and its heating, hot water, ventilation and other energy systems.
For a new dwelling, the assessment supports the applicable Part L compliance process and the production of an EPC. The calculation method and requirements depend on the regulations that apply to your project.
In practical terms, we take your drawings and specification, assess the design and explain which parts may need attention.
Who should get in touch?
- Self-builders planning a new home
- Developers building houses or flats
- Architects preparing a residential design
- Homeowners planning an extension or conversion
- Builders preparing completion information
Extensions and conversions can follow different compliance routes. Send the plans and Building Control request so we can confirm the right assessment.
Send Us Your Project DetailsWhy involve EPC Sussex early?
It is easier to review insulation, glazing and heating choices while the design is developing. We can help you understand the assessment results before materials are ordered, and explain the information needed for completion.
Design stage
We assess the proposed specification and discuss the results with you or your designer. If changes are needed, you can review them while the choices are still open.
During construction
Keep us informed about specification changes. We can explain the evidence and test information needed for the agreed assessment.
Completion
We review the as-built information and agreed evidence, update the assessment and provide the relevant reports and EPC within the project scope.
Background: GOV.UK SAP guidance ↗. Applicable requirements are checked for each project.
SAP calculations & Part L
Energy assessments for residential projects at design and completion stages. We review the construction specification, heating, ventilation and proposed energy systems.
Part O overheating
Review overheating risk alongside your design. Share the plans, glazing, shading and ventilation strategy so we can discuss the appropriate assessment route.
Supporting calculations & testing
U-values, Part G water efficiency, SBEM, heat-loss calculations and air-testing enquiries.
See the supporting services →What is an overheating assessment?
An overheating assessment looks at the risk of a building becoming too hot, considering factors such as glazing, sunlight, shading and ventilation.
Part O in England concerns new residential buildings. Developers, self-builders and architects may need an assessment alongside the energy calculations, depending on the project and applicable requirements.
We can discuss the appropriate assessment route and review design options with you. A SAP calculation and an overheating assessment answer different questions.
Official Part O guidance ↗Large windows or restricted openings?
Tell us about orientation, shading and how the windows will open. These details are useful early in the design, particularly where ventilation or security restrictions need consideration.
Ask About OverheatingBefore you send the drawings
Early assessment helps you review the specification while the design is still developing. Keep drawings and specifications current, and tell us about changes so the assessment can be reviewed.

Preparing for your EPC visit
Good preparation helps the assessor understand the property and arrange a productive visit.
Confirm the property and access
Provide the address, postcode, property type and purpose of the assessment. Let us know about tenants, key collection or access restrictions when arranging the appointment.
Gather useful evidence
If you have documents relating to insulation, heating, windows or renewable systems, tell the assessor. Evidence requirements depend on the assessment method; the assessor will confirm what can be used.
Explain recent changes
Mention extensions, conversions and upgrades. If you have an existing EPC, share it when enquiring so the project can be discussed with the relevant background.

A clear drawing set and proposed specification give your assessor the information needed to begin discussing the project.
Bring the design together
Provide floor plans, elevations and sections, with the project address and description. Identify the latest drawing revisions and explain the stage of the development.
Set out the specification
Include proposed wall, floor and roof build-ups, glazing information, heating, hot water, ventilation and renewable systems where available. Identify any items that are still undecided.
Keep changes visible
Notify your assessor when the design or specification changes. Ask what completion evidence will be needed early enough to plan its collection during construction.

Alongside EPCs and SAP calculations, we can discuss the supporting assessments and reports you need.
U-value calculations
A U-value describes heat transfer through an element such as a wall, floor or roof. Designers, builders and homeowners can use a calculation when reviewing a proposed construction. Send the materials, thicknesses and product details so we can discuss the report you need.
Part G water calculations
A water-efficiency calculation estimates consumption using the specified taps, showers, toilets and other fittings. It is useful for developers and self-builders where water-efficiency evidence is required. We can turn your fittings schedule into the agreed calculation.
SBEM & commercial compliance
SBEM is an energy calculation method for non-domestic buildings. Commercial developers and designers can contact us about the energy assessment and Part L reports their project needs. Send the plans, building use and proposed services.
Air testing
Air testing measures air leakage through the building envelope. Builders and developers may need test results for their compliance assessment. We can discuss arrangements and help coordinate the test information with the energy calculations.
Heat-loss calculations
Heat-loss calculations estimate the heat needed to maintain indoor temperatures, helping inform a heating design. Homeowners and project teams considering a heat pump or other heating upgrade can enquire about the calculation scope. Final equipment and system design are agreed with the heating specialist.
Retrofit & energy advice
Review existing EPC recommendations and discuss proposed improvements. See our energy upgrade support →
Legionella risk assessments
A Legionella risk assessment reviews the water system and identifies risks and appropriate controls. Landlords and property managers can ask us for a proportionate assessment and practical findings for their property. The scope depends on the system and building use.
Marketing floor plans
A marketing floor plan helps buyers and tenants understand the layout. Estate agents, landlords and homeowners can request colour or monochrome plans for sales and lettings, with presentation tailored to their marketing.
Property & as-built surveys
Property and as-built surveys record agreed information about an existing building. Owners, architects and project teams can enquire when current measurements or a property report are needed. Tell us the purpose so we can confirm the survey scope.
Topographic survey enquiries
Send the site location, area and intended use of the survey. We will confirm the scope and whether the work can be provided or arranged.

We can discuss EPC visits, Legionella risk assessments, floor plans and energy improvement advice together, while keeping the purpose and scope of each service clear.
For letting and estate agents
Tell us who will coordinate keys or appointments and where the reports should be sent. If a property needs more than one service, include that in the initial enquiry so the arrangements can be reviewed.
For landlords planning improvements
Share the existing EPC and proposed work. We can discuss assessment advice and help organise the information needed for installation quotations. The next step might be a new assessment, a calculation or a discussion with a specialist contractor.

Request a QuoteWhat affects your assessment quote?
The service needed, property size and complexity, available information and access arrangements all help define the work. A domestic EPC visit and a new-build calculation package involve different inputs and outputs.
Give us enough detail to scope the work
Start with the address, property type, service required and preferred timescale. An approximate floor area or number of bedrooms is helpful. For commercial premises, include the building use and any plans you have.
Check what the quotation covers
Ask which assessments and reports are included, what evidence you need to supply and whether any testing or additional visits are separate. If you expect design revisions, mention that before the scope is agreed.
Explain your deadline

What can you do next?
The energy updates worth knowing about, with practical next steps for your home, rental property or building project.
Facts checked 14 October 2026. This is a dated update, not a live news feed.
Start planning for the higher rental energy standard.
The government’s response sets out an intended higher standard for privately rented homes in England and Wales from 1 October 2030, commonly described as EPC C or equivalent. Implementation involves legislation and revised EPC metrics.
Today’s position: the existing EPC E minimum continues for properties within scope, unless a valid exemption applies. The future C-level policy should not be treated as the current minimum.
Your next step
Find the current EPC for each property and identify which ones need closer review. If you are planning refurbishment, use that opportunity to discuss the improvement options before work begins.
How we help: EPC assessments, property-by-property improvement advice and coordination of the information needed for quotes.

New building standards arrive from March 2027.
The Future Homes and Buildings Standards regulations in England generally take effect on 24 March 2027. Certain higher-risk building provisions follow on 24 September 2027, with transitional arrangements.
The changes focus on energy performance and low-carbon heating, and introduce an on-site renewable electricity requirement for new dwellings. Which requirements apply depends on the project and its transition position.
Your next step
Ask your designer and Building Control which rules apply to your project. Bring the drawings, specification and approval dates to the assessment discussion early.
How we help: residential energy calculations, Part L support, overheating assessments and supporting fabric calculations within an agreed scope.

Considering a heat pump? Check the grant and the design.
Current Boiler Upgrade Scheme grants in England and Wales include £7,500 for eligible air-to-water or ground-source heat-pump installations.
Until March 2027, an extra £1,500 is available where the property is heated by oil or LPG and has no mains gas connection, subject to the scheme’s eligibility requirements. Your installer must confirm eligibility and the proposed installation.
Your next step
Before selecting equipment, discuss the building’s heat loss, radiators or underfloor heating, hot-water needs and the full installation scope.
How we help: heat-loss calculation enquiries, assessment advice and arrangement of enquiries and quotations with a suitable heating specialist.
Ask Us to Arrange a Heating UpgradeSource: GOV.UK current grant amounts and conditions ↗. Funding and eligibility can change; confirm before committing.
Solar panels and batteries: start with how you use energy.
A roof and a headline package price are only part of the picture. Give the installer your electricity usage, explain when the property is occupied and mention any planned heating changes.
Ask about roof suitability, shading, generation estimates, battery capacity, connection arrangements and what the quotation includes. Any projected bill saving or EPC result needs its own assumptions and property review.
Your next step
Bring the existing EPC and proposed works together so the assessment and installation discussions use the same information.
How we help: energy improvement advice and arrangement of solar PV, battery and electrical enquiries with suitable installers, coordinated through EPC Sussex.
